The housing market in Spain is in full swing, and house prices in Spain have experienced a sharp increase in the first months of 2022. Property developers in Spain have had to increase the prices of newly built houses and flats by an average of 15%.
Inflation affects house prices in Spain
One reason for the price increase is to hedge underlying inflation. Inflation in Spain currently stands at 6%. More or less the same rate of inflation also applies in the Netherlands, Belgium and Germany, where house prices have been rising sharply for some time.
Rising house prices in Spain due to higher construction costs
The rise in house prices in Spain is partly caused by the higher costs of raw materials and building materials. Construction companies and project developers are confronted with higher costs for concrete, aluminium and paint. Depending on the characteristics and the location of the property, your holiday home in Spain has a certain rental value. In addition, it has to be clear how much time in the year you want to use the property by yourself and how many weeks you can make it available for renting out.
Determine your target group

Real estate prices in Spain are currently rising. In the last 2 years the prices have risen by 6 and 9 percent respectively. (Source, Kyero) A quick win, you might think for those who currently sell their property, but we have to make a side note to this calculation.
Anyone who buys Spanish property - and sells it on the short term for a higher price - seems to make a profit at first glance. However, costs and taxes that were paid at the time when the property was purchased have also to take into account. In addition to that, there are often also costs involved when selling a property in Spain. Both expenses will influence the final net return on your investment.
Costs when buying Spanish real estate
Overall you can assume that the purchase of a property in Spain comes with 13 to 15% expenses on top of the property price. What these costs and taxes consists of we have detailed on our website. You can access the information here.
A simple calculation thus teaches that the purchase of a Spanish property and the resale in the short term is not necessarily profitable. Purchase costs and the costs of selling must be taken into account.
Returns on the longer term

3. Property bought too far from the airport
Unless driving is your hobby and you cannot get enough of your four-wheeler, it often happens that people buy a property simply located too far from the airport. When purchasing your second residence in Spain, you should carefully consider the distance to the airport. Keep in mind the travel time from Alicante or Murcia airport to your property in Spain. Consider in advance how long you are willing to drive - or make use of the public transport - before arriving at your Spanish home.

According to international property consultants wealthy investors are now returning to the luxury housing market in Spain, after several years accumulating savings and waiting for the national and global economies to recover and improve.
Moreover, the value of the transactions on these luxury homes is now higher and the completion period for these sales is getting shorter, falling from an average of between 10 and 12 months previously, to a period of between 3 to 6 months.
During the crisis, the luxury housing market in Spain accumulated an average decline in prices of around 31% since their peak levels, which is much less than that suffered by the conventional housing market, where prices fell by around 41%. However, the luxury sector began to show the first signs of recovery in 2015, with the Ministry of Public Works’ data revealing that prime residential transactions increased by 25% over the previous year.

A survey carried out in the principal coastal tourist destinations of Spain revealed that two in every ten foreign tourists to the country are considering the purchase of a second residence in Spain during the coming years.
It is expected that the record tourism figures registered in Spain in 2016, with an increase of 6%, will also have a beneficial economic impact on the real estate sector in the current year 2017 and next year 2018. The interest in Spanish property is led by North European and Scandinavian tourists, who are most interested in acquiring Spanish housing on the eastern coastal areas of the country such as Murcia, Valencia, Catalonia and Mallorca.

According to the survey, it is no longer only the traditional cities and areas like the Costa Blanca which are the most popular choice for foreign visitors, with the holiday destinations and home searches by foreign tourists this year varying greatly, from Andalucía to Cantabria and Galicia.
The Spanish newspaper El Mundo reported that, according to the real estate franchise, home sales have grown this summer by 30%, and will continue to grow during 2018, mainly boosted by the purchases of Spanish new build property by foreign buyers.

If you visit Spain regularly or if even have the luck to live there, one thing you have probably already notices is that getting together for coffee in Spain is not only common but also an important part of everyday life. In fact, when people ask you to “tomar un café” doesn’t actually mean you will be having coffee. It also could mean that they are inviting you for a beer or any other drink. However, coffee in Spain is so good and affordable that you won’t need to head to Starbucks to get a coffee. But probably you knew that already. Here is a list of the typical Spanish coffees and unique ways of serving coffee in Spain.
Classic Coffees in Spain
Café Solo is a single espresso served in a small cup. If you want a bigger cup, you´ll have to order a Café Largo,in which is added more water. double espresso.
A Café Americano is more like the British or Dutch way of coffee. It contains more water, for those who find the first alternative a bit too strong for their taste. For those of you who are used to filter coffee, this is your Spanish alternative.
Café Cortado is a like Café Solo with a tiny drop of milk. Cortado comes from the verb cortar (to cut). So, when applied to coffee, it refers to a little amount of milk that “cuts” the coffee.
Café con Leche is another classic and probably the most popular among a lot of British and Spaniards, who drink it throughout the day. It´s basically a cup filled half way with coffee and the other half with milk.
It´s good to know that you can actually decide what temperature you would like your milk when you order coffee in Spain. If you don´t like it to be scorching hot, ask for leche templada (warm milk) or del tiempo (at room temperature).
If you like decaf, remember you can just add the word descafeinado to any of the above. Café solo descafeinado, for example. Just be sure to ask for a descafeinado de maquina unless you want to be served instant coffee.
Café con Hielo is a café solo with a twist. You´ll be served a cup of espresso together with a glass of ice cubes. You just need to add the sugar to your coffee and then pour it into the glass. A perfect kind of coffee to order during this hot summer months we are in now!

Savers are loath to pay a financial adviser for help before accessing their pension pots, new research shows. Only one in five over-55s were willing to pay for advice, while 50 per cent said they were not and 32 per cent didn't know, according to a survey by comparison website money.co.uk.
Those that said 'no' gave a range of reasons, with some 59 per cent saying they didn't feel the need to get help, while 28 per cent thought it would be a waste of money and 27 per cent couldn't afford it.
The lack of affordable and accessible money advice is about to come under scrutiny in a new Government review of the finance industry.
This will investigate the so-called 'advice gap', which leaves people with modest means out in the cold, and other barriers that currently put people off seeking help from financial professionals.
The review follows the Government's pension freedom reforms, which allow over-55s to unlock savings built up over decades and spend, save or invest them as they wish.
The shake-up has sparked concern that people are in more need than ever of decent financial advice to help them navigate the system, or they risk squandering their pension pots.
Over-55s are no longer required to buy unpopular and poor value annuities, which provide a guaranteed income for life. Instead, more are using income drawdown schemes previously restricted to the wealthy, but these are complicated and involve investment risk.
Among those who told money.co.uk they would not get advice, 15 per cent said they wanted to access their money quickly without any hassle, and 20 per cent said they would turn to the Government's free Pension Wise guidance service instead. Some 6 per cent said they felt intimidated by financial advisers.
Of those who said they would pay for financial advice before accessing their retirement savings, 82 per cent said it was because they wanted to get such a major financial decision right.
But money.co.uk found a big gap between what people were prepared to pay and the actual amount charged by finance professionals.
Its survey shows people were willing to pay an average of £253, yet the average cost of an initial financial review is around £500, while setting up an income drawdown scheme for a £300,000 pension fund can set you back £3,000.

Homeowners are increasingly using their properties like a bank account by remortgaging to free up cash and make life easier.
The typical remortgage loan topped £170,000 for the first time in July – and applications were up by more than a third year on year.
Homeowners are rushing to remortgage to take advantage of good value fixed-rate deals amid warnings they are likely to disappear later this year.
The figures come from broker Mortgage Advice Bureau (MAB), which said many people are also using the device to cash in on some of the increase in property values over the last five years.
Many homeowners who bought properties more than five years ago are rich in terms of bricks and mortar, yet do not have enough money in the bank for living day to day.
A study published last week found that the number of millionaires in the UK has shot up by 41 per cent over the past five years, largely thanks to the increase in home values.
The MAB’s Brian Murphy said: ‘Homeowners have benefited from significant house price rises in recent years.
‘For example, someone who bought their house five years ago may have seen the value of their home soar by almost a third, according to the Office for National Statistics. As a result, many homeowners are in an ideal position to use their property to release extra funds.’
Data from more than 700 brokers and 900 estate agents shows the number of remortgage applications in July was up 35 per cent year on year. The MAB said those remortgaging have increasingly opted for fixed-rate deals to protect themselves against rate rises. Some 89.7 per cent of these loans are on a fixed-rate basis.
Experts at Moneyfacts.co.uk found the average interest rate on a two-year fixed-rate in July was 2.76 per cent.
The average for three-year deals was 3.13 per cent, with 3.29 per cent on a five-year fix.
Mr Murphy said: ‘Mortgage rates have been tumbling since the beginning of the year, and many borrowers have jumped at the chance to secure a low-rate deal. However, a few high street lenders increased their pricing recently – suggesting we may fast be approaching the bottom of the curve.
‘Delaying too long could mean borrowers miss out on the chance to shave significant amounts off their monthly repayments, so anyone looking for a mortgage in the near future would do well to get the ball rolling.
‘Although not suitable for everyone, fixed-rate deals can protect against rising interest rates and extend the life of today’s record low rates.’
Lenders are reacting to Bank of England governor Mark Carney saying the first official interest rate rise since 2007 could come at ‘the turn of this year’.
The Bank of England base rate has sat at a record low of 0.5 per cent for six years, leading many homeowners to become used to cheap mortgage deals.
Richard Woolhouse, chief economist at the British Bankers’ Association, said: ‘Savvy homeowners are snapping up competitive deals before an expected increase in interest rates.’
Figures from the Council of Mortgage Lenders showed the number of remortgage loans increased by 12.7 per cent in London to 11,600 between the first and second quarters of the year.

The region in the south of Spain has recently been found to be the cheapest of a dozen popular resorts around the world for tourist essentials.
In fact, the eight items surveyed - a family evening meal with drinks, cup of coffee, bottle of beer, Coca Cola, glass of wine, large bottle of mineral water, suncream and insect repellent - add up to just £42.49 in Costa del Sol.
Meanwhile, Marmaris in Turkey is the highest priced European resort at £68.86 for the same must-have items.
The research, carried out by Post Office Travel Money, found that tourist essentials in ten of the 12 destinations surveyed are cheaper than a year ago.
This includes the Algarve, in Portugal, where essentials run £46.59 and eating out is almost as cheap as it is in Costa del Sol.
Tenerife (£53.88), Ayia Napa (£55.62) and Sharm El Sheikh (£100.79) are likewise good-value holiday hotspots.
The biggest price fall compared to last year was found on Kenya's Mombasa coast, where the eight items dropped by 19 per cent to £56.30 because of lower resort charges and the weak Kenyan shilling.
This made it the cheapest destination outside Europe.
Punta Cana in the Dominican Republic emerged as the highest-priced location at £105.89.
Andrew Brown, of Post Office Travel Money, said: 'Price is bound to be a big consideration for families so it is good to report a drop in the cost of tourist staples in 10 of the destinations that attract holidaymakers at this time of the year.
'Parents who are still looking for a bargain late deal will be well advised to do their holiday homework before booking, to find out where the family purse will stretch furthest.
'Spain is the bargain choice but Tenerife, Cyprus and Mombasa look great value with the promise of higher temperatures and more sun.'
